Tax Laws On Holiday Letting Reporting Tightened

From January 2019 a new process is in place which requires “intermediaries” to complete a quarterly declaration, modelo 179,  reporting various details about holiday lettings to the tax authorities.

“Intermediaries” are property management companies who arrange lettings on  behalf of owners and online platforms that allow clients to book and therefore act as an intermediary in the booking.

The Modelo 179 must be submitted quarterly in April, July, October and January for the previous three months and must show:

  • The address and catastral number of the property
  • Name of the owner and management company / online booking platform
  • The date of the start of each booking and the number of days
  • The price paid
  • The method of payment

Note that owners are not required to complete the modelo 179, although they should be declaring their own income for taxation. This only applies to property management companies and online booking platforms.

For example, Homeaway and Owners Direct have recently emailed owners to explain that they will be passing this information on in future.
